Board of Directors Regularly Scheduled Meeting

The Board of Directors for Quail Run Condominium Association met Thursday, January 10, 2013, at 7:00 PM at the Northdale
Recreation Center. Those present were Ms. Marie Munsch, Ms. Grace Olszewski, and Mr. Frank Vazquez, Ms. Yvonne Reed and Ms.
Linda McMurray. Also present was Mrs. Beverley Baldwin, Association Manager.
CALL TO ORDER:
1 The Meeting was called to order at 7:03 PM.
2 Quorum of board members was verified.
3 Proof of notice of meeting was verified.
4 Minutes of the October 2012 meeting, were
tabled to be read and approved at the next meeting in February.
REPORTS OF OFFICERS AND COMMITTEES:
1. Treasurer’s report: Ms. Reed reviewed the December financial report.
2.
Of concern
was the water bill, which was again way over budget for December. Question was raised if bill was based on an estimate or
an actual amount.

Rentals/Sales
applications: None.

applications: None

UNFINISHED Business:
1.
Maintenance Repairs: work orders are beginning
to get caught up, especially fences. All paint on a fence is being done rather than just a touch up. Balconies will be next focus and then may be able to do some other things on the wish list.
2.
Ratification
of Email Polls: Approval to change age requirement for supervision at pool to
not under 17. Marie Munsch First, Grace
Olszewski Second. Frank Vazquez Opposed. Passed
Yvonne Reed is amending signs at pool to reflect new regulation.
NEW Business:
Mansards: 1. Have 3 bids. One is extremely high, one moderate, and lowest and highly recommended is Frank Connolly
Roofing. Buildings 18 and 20 ( 1-3 bedroom and 1-2 bedroom) will be done. Marie Munsch, First
Yvonne Reed, Second. Passed Unanimously. May be able to do a third building at bid price.
2. Suggestion was made that Quail Run Board may want to look into possibility of a loan to finance the remaining 29
buildings. Beverley Baldwin and Frank Vazquez will both begin inquiries into loan sources. No one wants to have special assessment
and there are several good reasons to try to move mansard project to a faster conclusion.
Painting: In the process of getting bids for painting outsides of remaining buildings.
Cleaning Bathroom at Pool: Olga's contract has ended and Christie's Cleaning is all set to begin this month.
discussion from residents on agenda items only (3 minutes per
person):
1. Homeowner from building scheduled for mansard replacement concerned that work might begin while she is away on vacation
and unable to take down screen enclosure. Assured that she would have sufficient
notice once mansard contracts are in place.
2. Homeowner brought up issue of security and access to pool, due to recent incidents with non residents and possible
use by former residents who still have keys. Suggestion was to replace locks and issue new keys to all current residents.
General agreement that it might be a good idea but cost to Quail Run might be prohibitive and has not been included in budget.
